Packing up a home you didn't plan to leave is one of the hardest parts of facing foreclosure. Every room holds memories. Every item tells a story. It's not just a logistical task — it's an emotional one, and doing it against a sale or closing date makes it feel even heavier.

Many homeowners find themselves paralyzed by the scope of the work. There are years of accumulated belongings to sort through: furniture, clothing, photographs, important documents, kitchenware, tools, books, and items with sentimental value that are impossible to put a price on.

We understand this. Our approach to clean outs is grounded in respect, patience, and zero judgment. We don't just show up with a dumpster — we work with you to make sure what matters goes with you and the rest of the process feels manageable.

We break the work into a simple keep / sell / donate / haul framework so nothing is overlooked:

1. Walkthrough & assessment: We start with a walkthrough of the property to understand the scope. We discuss your priorities — what goes with you, what to sell or donate, and what can be hauled away.
2. Start with what matters: First we set aside documents, keepsakes, and essentials for your next place. Then everything else gets a lane: Keep, Sell, Donate, or Haul.
3. Sorting help: We carefully pack and label items you're keeping, so you can review them at your own pace. You don't have to make decisions on the spot.
4. Donation pickups: Usable furniture, clothing, and household items go to local charities. We coordinate the pickups and provide donation receipts.
5. Hauling & disposal: We bring roll-off containers for items that need to go, and we handle all the heavy lifting and hauling.
6. Final cleaning: Once the home is cleared, we do a final sweep and broom-clean so the property is ready to show and close.

One of the biggest concerns homeowners have is what happens to their belongings. Here's how we handle each category:

• Keepsakes & valuables: These are set aside and packed carefully to go with you. We never dispose of items without your explicit approval.
• Important documents: We search for and set aside mortgage statements, deeds, insurance policies, tax returns, birth certificates, and other critical documents.
• Donations: Furniture, clothing, books, and usable household items go to local Colorado charities. We provide receipts so you can claim tax deductions.

• Disposal: Items that can't be donated or sold are responsibly disposed of. We recycle where possible and use licensed waste haulers.

How long does a clean out take? It depends on the size of the home and the volume of belongings:

• Small home/apartment (1–2 bedrooms): 1–2 days
• Medium home (3–4 bedrooms): 2–4 days
• Large or very full home: 5+ days

We pace the work against your closing or sale date. If there's time to go through items before we remove them, we build that in. If your closing — or the foreclosure sale date — is near, we can expedite and clear the property in days.

Costs vary based on the scope, but in many cases, the value of donated items (tax deductions) and items sold through a moving sale can offset much of the cost. And a cleared, broom-clean home shows better and closes faster. We'll provide a clear, upfront estimate with no hidden fees.
